Curry Rise & Bray Road

Client: Notting Hill Genesis

Borough: London Borough of Barnet

Date: 2023 to present

Comm Comm UK is working with Notting Hill Genesis (‘NHG’) on an estate regeneration scheme in Mill Hill East.  The existing estate consists of 143 homes, including 132 flats which were formerly army barracks, and multiple blocks are now suffering from subsidence.  Feasibility work concluded that the best approach would involve the demolition of existing properties and replacement with news homes in an estate regeneration scheme.

We have carried out a full programme of resident consultation on the option to regenerate the estate ahead of a residents’ ballot, required for GLA funding. Starting in October 2023 with a kick-off event, regular consultation events were held on site, each focussing on different aspects of the proposed masterplan and landlord offer. Other engagement activities include monthly newsletters, weekly drop-in surgeries, a Commonplace website and visits to a nearby NHG scheme which all proved successful in keeping residents fully informed and bringing them along on the journey.

We are working closely with members of the NHG team as well as the appointed ITLA, with whom we co-organise a Resident Steering Group which meets regularly and has been very productive. Following a successful ballot result, we held a public consultation event with the wider community in July 2024 and will continue to consult with residents and the local neighbourhood, as well as community and political stakeholders, using the same methodology ahead of an anticipated planning application in Spring 2025.
